◎After paying the contract fee, if the contract is terminated, only the following items will be refunded: Security deposit (or bond), Student Comprehensive Compensation Fee, Rent Guarantee Delegation Fee, Disinfection Service Fee, Key Replacement Fee, or Electronic Lock Initial Setup Fee. ◎Before receiving the keys, you must complete the payment of the contract fee, fill out the contract documents, register on the resident service website (My Page), and read and agree to the "Pledge" and "Move-in Guidelines" on the My Page website. Otherwise, you will not be able to receive the keys. On the day of key collection, please allocate sufficient time for the following: travel time to the store, key collection (15 minutes to 1 hour), purchasing bedding and other daily necessities, and waiting for the gas technician to arrive during the scheduled time slot for activation. If you are unsure, we recommend arranging accommodation for the day of arrival and collecting the keys the next day. Rushing may result in no hot water being available in the room. ◎The room is limited to one resident (other uses are prohibited). Musical instruments, pets, and vehicles larger than motorcycles are not allowed. If friends visit temporarily, please keep noise levels low to avoid disturbing other residents. To use the bicycle parking area in the apartment, you must purchase a parking permit (1,100 JPY) at the nearest UniLife store and attach it to your bicycle. Bicycles with permits can be parked for free during your stay. ◎Consumables in the room (e.g., remote control batteries, light bulbs) must be purchased and replaced by the resident. ◎Approximately six months before the contract expires, you must decide whether to renew. If renewing, the process will begin around four months before the contract ends. The renewal term is fixed according to the apartment's policy (one or two years) and cannot be customized. ◎To terminate the contract (including early termination or non-renewal at the end of the term), you must submit a termination request two months before the intended move-out date. Otherwise, a penalty of up to two months' rent may apply. Example: For a March move-out, the termination request must be submitted by January. ◎For furnished rooms, early termination within the first year incurs a penalty of 30,000 JPY. ◎For move-outs in April or May, regardless of submitting the termination request two months in advance, a penalty equivalent to one month's rent will apply. ◎Regardless of the move-out date within the month, the full month's rent and other fees will be charged. ◎As this is a student apartment, to prepare rooms for new residents in April, move-outs in March must be completed by March 25. Rent for March 26–31 will be waived when the March rent is billed in February. For other months, residents may stay until the end of the month. (Some apartments may have special rules.) ◎Before the move-out inspection, any penalties must be paid via bank transfer. On the inspection day, bring the payment receipt and wait in the room for the management staff. If penalties are unpaid, the inspection cannot proceed. ◎A move-out inspection must be scheduled in advance. (Early booking is recommended to secure your preferred date. Details will be provided later.) Before the inspection, all personal belongings must be removed, and the room must be restored to its original condition. Utilities (water, electricity, gas) must be canceled under the resident's name before the inspection. ◎Security deposit refunds and settlements will be processed approximately two months after move-out. If costs exceed the deposit, additional fees will be charged. ◎Unless otherwise specified, utilities (water, electricity, gas) are contracted under the resident's name and paid directly to the respective companies. ◎UniLife-net is a shared bandwidth service for the entire apartment, and speeds may vary depending on usage. Apartments with UniLife-net cannot install other wired internet services. To cancel UniLife-net, submit a cancellation form at the nearest store. If using another internet provider, inform the staff that no construction work is allowed in the room. Apartments without UniLife-net require residents to contract internet services individually. ◎Certain regions or a few apartments may have special contract terms. (e.g., Hokkaido may impose early termination penalties.)
